Examples of Past
Work Experience
Our area of expertise is coordinating affordable housing and community development
projects that utilize a variety of public and private financing sources. Below
is a summary of the past work of Ponterre Group.
Supportive Housing
Ponterre Group provided project management services to Lutheran Social Service’s
Center for Changing Lives and Park Avenue Apartments, a mixed use development
in south Minneapolis funded with State Revenue GO Bonds, 9% Low Income Housing
Tax Credits, New Market Tax Credits, State, County and City deferred financing
and other private funds. The project will serve long term homeless households,
individuals that are near homelessness and workforce families. The project
will be one of the first LEED-certified projects of its kind of Minnesota.
Other recent supportive housing projects include The Bridge for Runaway Youth’s
new transitional housing center, Castleview Apartments, a Salvation Army development
in Rochester and Penn Avenue Apartments, an acquisition and rehabilitation
project for homeless ex-offenders in North Minneapolis.
Workforce Housing
Ponterre Group has extensive experience working on affordable, workforce housing
projects. In some cases, we’ve been involved with all aspects of the
development process and other times, depending on the capacity of the developer,
may work on specific components as it relates to the tax credits, bond proceeds
or public funds. Recent projects include Washington Court Apartments in Minneapolis’ Holland
neighborhood, Blaisdell Apartments in Minneapolis’ Whittier neighborhood,
Centennial Gardens East & West in Roseville, Calvary Center Apartments
in Golden Valley and Woodlynn Village in Maplewood.
Expiring Tax Credit Properties
Ponterre Group has experience working on the feasibility of expiring LIHTC
projects. We’ve gathered information relating to all existing debt and
restrictive covenants from owners and/or financing agencies; facilitated meetings
with funders regarding disposition / refinance options; and presented owners
with preliminary analysis of various options. Recent projects include Garden
City Court in Brooklyn Center.
Community Development
Ponterre Group has more recently begun working on community development projects
involving the redevelopment of community facilities and commercial buildings.
Our consultants have experience working with New Market Tax Credits and other
public and private sources that can be used for community or commercial projects.
A recent community development project includes the Seward Co-op Redevelopment.
Program Development and Capacity
Building
Ponterre Group can assist your organization in creating and administering housing
and/or community development programs and developing strategies and securing
funds to increase organizational capacity. Some of Ponterre Group’s most
recent work includes program development and administration for Minnesota Housing
Finance Agency, Greater Minnesota Housing Fund, Family Housing Fund and Hennepin
